Do you have a long waitlist?  Do you have people calling all the time wanting to live at your complex?  No! Why not?  Try these simple tips to get people interested in your complex so they will be knocking down the doors to live there.Have a party and let your residents invite someone they know.  Even if that person isn’t interested in renting, they might know someone who is.  Make sure you invite the people on your waitlist and let them bring a guest also.  This will get the word out and it will let your applicants know that you are thinking about them.

Send out Thank you notes to past and present applicants.  If they found somewhere else to live before you had an apartment for them, that is not their fault.  Let them know that you appreicate the fact that they thought of your complex when they were trying to find a place to live.  If they are still on your waitlist, let them know that you appreciate their patience and you look forward to renting to them soon.

Pick a charity that you and your residents approve of.  Throughout the year do fund raisers within your complex to raise money.  Simple things like coffee and donuts and they can donate a quarter (or more).  Collect pennies…take one month and see how many pennies your residents can collect.  At the end of the year, add up these donations and contact the charity you will be donating them to.  Most of the time, they will send someone to collect the money.  Call the local newspaper and see if they will do a community story on your residents and complex.  Most will.  This gets your complex name in the paper and looks good to potential renters…

Hold contest on your property and ask the mayor,  police chief, banker, etc. in your town to be judges…getting a picture of the mayor with the winner of your contest in the paper will be great for the tenant and once again, it gets your complex in the paper.
