Create a Mini Model to Show
Not all of us are lucky enough to have a model apartment that we can show whenever we want. A model that is set up and ready to go at all times. Instead, some of us, have a ‘traveling model’ or a mini model. This is where you stage a vacant so that people you are showing the unit to can see themselves living there.Best case scenario, your mini model is on the bottom floor. This makes it easier to show to everyone…people walking, in a wheelchair, on crutches, elderly and young alike. But sometimes you have a vacant unit that is upstairs and even though this makes it more difficult to show to everyone, you can still have a mini model.
We all have things around our home that we aren’t using at that moment that we can spare for a little while, but the great thing is, you don’t need a lot of items…you can do what is called “silent salesman”…
In a closet, hang a sign that says: This closet holds ____ hangers (fill in the blank with the exact number that your closet holds)…or…if you have a pantry, fill it with empty boxes or cans of food. Make sure they aren’t torn boxes, etc. Close them up, so they look like they did when you purchased them. For cans, open them from the bottom, cut the lid off completely, rinse the can out. This way when you set the can up, it looks like it has never been opened.
You can buy fake fruit to put in a bowl on the counter. You have used cartons of milk, orange juice, etc. to keep in the frig…buy a small egg carton, spray some Easter eggs white and put them in there…etc.
Put a small radio on top of the frig and have the music playing low. Put some of the fancy looking room fresheners with scents that are pleasing to most people, in area that aren’t noticeable.
Make sure you have towels, an inexpensive shower curtain, etc. Put a few dishes in the cabinets, inexpensive rugs at the front door, etc.
The bedrooms and living room will be the hardest thing to stage because beds, dressers, etc. are expensive and bulky…but if you curtains in these rooms and the other rooms are set up…you can still have a successful staging.
