Do Gifts Really Work?

I recently asked this question to other apartment managers and the answer varied.  Some said yes, they wouldn’t stop giving a gift for move-in and/or for renewals for anything.  But then I found a few managers who said no, they have never given a gift, nor do they think it is a wise investment…So Do Gifts Really Work?I think this has a lot to do with the gift and how it is given.  I’ve always given a move-in gift to new residents…something simple, but given with a lot of thought.  For my residents, I tend to get quirky with those gifts.  What do I mean by quirky?  Something like, leaving an almond joy on their table when we do inspections…with a note that says, “You are a JOY to have around”…

I get a few good comments and few giggles.  I’ve never had anyone return the quirky gifts to me, so I guess I’ve not offended anyone by giving them.  And I’ve never had anyone say, “I’m leaving because you give such dorky gifts.”…have they helped me keep residents…some, yes and some no…You know the old saying, “You can’t please everyone.”…

So what types of gifts seem to work?  That depends on your residents…something that will work for my residents doesn’t mean that it will work for yours.  You have to figure out what your residents will like.

Find out what is important to them and go with that.  A lot of companies suggest giving a gift that will improve their apartment, such as:  ceiling fans, new appliances, new carpet, fresh paint, etc.   Of course these gifts will also depend on your  budget.

As for move-in gifts, I’ve heard a lot of managers have luck with things like:  plunger and toilet paper (decorated nice), gift cards to a local restaurant so they don’t have to worry about fixing dinner while they are moving, canvas bag with things people tend to forget like paper towels, toilet paper, sample dish liquid, laundry detergent, etc.

My take on “Do gifts really work?” is if done right they will.  Be sincere with the gift and don’t make it hard on yourself.  Make them fun and/or needed and don’t forget to leave a card to welcome them, thank them and/or let them know you are thinking of them…
